MEP Surveys, Troubleshooting and Asset Verification

TAB Engineering Services brings a wealth of experience in conducting Condition Surveys and Asset Verification for Commercial, Residential, and Mixed Use buildings across our project network. Our surveys encompass all MEP (Mechanical, Electrical, and Plumbing) assets, employing a numeric coding and rating system to evaluate the risk to the asset and the Client’s operations.

HVAC Testing, Adjusting & Balancing​

Correct Testing, Adjusting, and Balancing of HVAC Systems is essential. If a building is not balanced properly, many problems may arise, such as the ingress of hot air leading to major mold and fungus problems. TAB Engineering Services has a large, established team of specialist technicians dedicated to the hands-on commissioning of mechanical services. Commissioning Management

TAB Engineering Services Independent Commissioning Agent (CxA) is a key member of the project professional team, providing proactive support for project commissioning, inspection, and documentation needs. Our initial task, following site establishment, is to conduct a Commissionability and Maintainability Review of all design drawings and specifications, and then compile a detailed report with TAB Engineering Services observations. This process continues throughout the installation period, culminating in the detailed witnessing of all systems.

Additional tasks include:

  1. Reviewing the commissioning and documentation requirements with each work package contractor and comparing their tender method statements.
  2. Preparing a detailed Critical Path Analysis chart of sequential activities after the reviews to establish the interdependencies of all activities.
  3. Recording each activity’s time scale, external authority attendance, and checklist for performing each task. This information forms the basis of the site-wide Commissioning Activity Program.
  4. Organizing the commissioning meetings and regularly updating the Commissioning Program accordingly.
  5. Appraising the installation works with a view to Commissionability and continually advising the Management Contractor’s site staff of any areas of concern.
  6. Preparing the commissioning documentation and sub-programmes in collaboration with the documentation team.
  7. Formulating an overall strategic Commissioning Document for setting-to-work, commissioning, balancing, and testing the systems in their entirety.
  8. Witnessing pressure tests on pipework and ductwork, reporting progressively on potential installation problems, and attending any offsite witnessing.
  9. During the final stages of the works, organizing and collating the final issue of data for the Operation and Maintenance Manuals, preparing programmes, and coordinating the input for the Training Manuals to assist in client training.
  10. Throughout the project period, continuously defining, collecting, and collating the required commissioning, test, and other relevant documentation from each WP contractor needed for the Final Handover Manuals.
  11. Ensuring that all procedures, instrumentation, and documentation described adhere to BSRIA requirements and those specified by any specialist parties.
  12. Reviewing and agreeing that the documentation input requirements from each WP contractor are correct, complete, and adequate to satisfy the CDM regulations and the training of the client and their operatives.

Recommissioning

Recommissioning is a structured process aimed at enhancing the performance of an existing building. By employing a whole-building systems approach, recommissioning aims to identify operational improvements that enhance occupant comfort and save energy. We frequently receive inquiries from clients, tenants, and building operators experiencing poor environmental conditions. As a result, we have been commissioned to recommission numerous buildings across the GCC that were either never properly commissioned or have suffered from inadequate maintenance.

Commissioning Process:

  3. Implementation of Recommissioning Based on Findings

Chilled water Chemical Flushing

Flushing of chilled water systems is a structured process aimed at enhancing the performance and efficiency of an existing building’s cooling system. By employing a comprehensive approach, flushing aims to identify and rectify issues that impede system performance, thus ensuring optimal operation and energy efficiency. We frequently receive inquiries from clients, tenants, and building operators experiencing issues with their chilled water systems. As a result, we have been commissioned to flush and recommission numerous chilled water systems across the GCC that were either never properly flushed or have suffered from inadequate maintenance.

Flushing Process:

  1. Planning and Owner/Occupant Complaint Interviews
  2. Investigation of the Current System Operation and Flushing Scope
  3. Implementation of Flushing Based on Findings
  4. Handover and Completion
